We have been involved in a large number of multi-unit and medium density developments throughout the Wellington area.

Over the past 10 years multi-units have been increasing in demand and is considered the biggest area of residential development growth.

Often multi-unit development is referred as medium density, infill development, comprehensive residential developments, terrace housing, apartments of which all vary in heights, density, bulk and location. Multi-unit development is needed in most cities, especially close to services such as public transport. With the cost of land multi-unit developments provide a much better return on land cost and yield. Multi-unit developments have been improved with the incorporation of landscaping, common areas, bike parks, EV vehicles and waste minimalisation procedures.

Multi-unit developments have become very specialised with a matrix of hurdles to work through to achieve approval from Council. There is generally a large number of consultants needed to design simple developments and all Councils have a Design Guide that manages the architectural objectives for your particular development. Multi-unit developments are getting higher and closer together. Occupants expectations are for better designed buildings that improve acoustic ratings and privacy. Well designed developments can work exceptionally well and be an asset to the Owners and general neighbourhood. With the change in Government Rules and Council District Plans multi-unit development has been encouraged and there are some really good results being designed and built in the Wellington area.
